CAD Technician & Land Records Researcher

Position Summary 

We are seeking an experienced CAD technician with a strong background in real property title research to join our team. This role involves examination and review of real property instruments and documents to ensure the accuracy of information related to the acquisition and disposition of real property, including fee title, easements, rights-of-way (ROW), and FAA Exhibit A documents. The ideal candidate will have experience in conducting title searches, researching property ownership, easements, seniority rights. The candidate may also be required to prepare property instruments for recording in public records, specifically within the context of aviation-related projects.

Responsibilities

Essential Functions

  • Examine and review real property instruments/documents to determine the accuracy of information related to the acquisition and disposition of real property, including fee title, easements, ROW, and FAA Exhibit A documents.
  • Conduct residential and commercial title searches at various public offices and online, with a focus on properties associated with aviation projects dating back to the establishment of the airport.
  • Maintain an organized account of all documents researched, found, and or missing.
  • Perform research to identify property ownership, seniority rights, and other pertinent data relevant to aviation-related land use.
  • Assist in searching public and private records to compile a list of legal instruments pertinent to land acquisition projects within the aviation sector.
  • Reduction of survey data and importing into CAD platform 
  • Drafting topographic, boundary, utility, and other special purpose surveys
  • Convert data between CADD/GIS data formats, including but not limited to AutoCAD or MicroStation.
  • Prepares highway right-of-way maps
  • Combining geospatial data from various sources to produce a seamless map
  • Produce accurate and legible maps, survey reports and legal descriptions.
  • Verify map feature and attribute accuracies.
  • Identify and recommend process improvements and enhancements on existing projects.
  • Prepare and submit property instruments, including FAA Exhibit A documents, for recording in public records.
  • Work closely with managers and team members to meet deadlines, manage volumes, and prioritize tasks to ensure the accurate and timely completion of assignments.
  • Examine deeds, deeds of trust, liens, judgments, easements, and plats/maps to determine ownership, identify encumbrances, and verify legal descriptions of properties related to aviation facilities.
  • Reading and interpreting recorded instruments to locate other documents that may not be referenced by book and page
  • Drafting parcel mosaics from the researched documents and review property-related documents using AutoCAD, particularly for aviation projects requiring precise metes and bounds surveys.

Qualifications

Qualifications:

  • Minimum of 5+ years of related work experience in real property or land acquisition, with a focus on the aviation industry.
  • Proficient in office software, including AutoCAD, Outlook, Excel, Word, etc.
  • Experience with online GIS software applications.
  • Knowledgeable in metes and bounds surveys and proficient in reading and interpreting metes and bounds property descriptions, particularly as they relate to FAA requirements.
  • Familiar with the Public Land Survey System (PLSS) and/or Metes and Bounds survey systems.
  • Familiarity with FAA Exhibit A documents and other aviation-related real property documentation.
  • Ability to travel nationwide to support aviation projects as needed.
  • Additional Information:
  • This position requires occasional travel to county clerk’s offices, county courthouses, and other real estate document archives nationwide.
